Contractor shall monitor and maintain the following components of the HVAC water- treatment system: Chemical treatment test, monitoring and control equipment. HVAC water-treatment chemicals. The two cooling towers are manifolded together and controlled by only one water treatment control unit. Contractor shall inspect the water quality for HVAC systems to minimize corrosion, scale buildup, and biological growth for optimum efficiency of HVAC equipment without creating a hazard to operating personnel or the environment. Contractor shall monitor the closed hydronic systems, including low temperature, hot-water heating, and chilled water, and shall maintain the following water qualities: Potential of Hydrogen (pH): Maintain a value within 8.0 to 10.5. Turbidity: Maintain a value less than 15 Nephelometic (NTU). Iron: Maintain a value less than 1 parts per million (ppm). Soluble Copper: Maintain a maximum value of 0.20 ppm. Conductivity: Maintain a maximum value of less than 5000 unit of measurement of conductivity (umhos). Microbiological Limits: Total Aerobic Plate Count: Maintain a maximum value of 1000 colony-forming units per milliliter (cfu/ml). Total Anaerobic Plate Count: Maintain a maximum value of 100 cfu/ml. Nitrate Reducers: Maintain a maximum value of 100 cfu/ml. Sulfate Reducers: Maintain a maximum value of 0 cfu/ml. Iron Bacteria: Maintain a maximum value of 0 cfu/ml. Treatment: Low temperature hot water, closed cooling and chilled water mixture of sodium nitrite, borate and copper alloy inhibitor, non-oxidizing, non-cationic biocide. Contractor shall monitor the Open hydronic systems, including condenser water, and shall maintain the following water qualities: pH: Maintain a value within 8.0 to 9.0. Langelier Saturation Index: Maintain a maximum value of +2.5. Iron: Maintain less than a maximum value of 2.0 ppm. Soluble Copper: Maintain less than a maximum value of 0.20 ppm. Conductivity: Maintain 3 – 4 cycles of concentration Silica: Maintain a maximum value of [125] ppm Microbiological Limits: Total Aerobic Plate Count: Maintain a maximum value of 10,000 cfu/ml. Total Anaerobic Plate Count: Maintain a maximum value of 1000 cfu/ml. Nitrate Reducers: Maintain a maximum value of 100 cfu/ml. Sulfate Reducers: Maintain a maximum value of 0 cfu/ml. Iron Bacteria: Maintain a maximum value of 0 cfu/ml. Treatment: organic phosphonate and polymeric dispersant with copper alloy inhibitor, or other chromate- free treatment in liquid form; suitable for pumping from containers directly to water system: Alternate two biocides, one oxidizer and one non-oxidizer; increase dosage when significant amount of algae or slime are detected after system operations. Compounds of mercury, copper or arsenic shall not be permitted. Bleed off valve:
