The Contractor will provide to the California Department of Fish and Wildlife (CDFW): labor, materials, tools, equipment, and incidentals necessary for semi-annual inspection, maintenance, and servicing of seven (7) HVAC units, in accordance with the specifications, terms, and conditions contained herein. All inspection and maintenance work will ensure that the equipment continues to function properly and safely. The Contractor will inspect and maintain the above listed equipment as follows: 1. Check HVAC relays and fan controls 2. Check HVAC outdoor fan motors 3. Check HVAC outdoor fan motor bearings 4. Check compressors for proper operation 5. Check and lubricate HVAC units 6. Check HVAC indoor fan bearings 7. Check refrigerant charges 8. Check and tighten electrical connections as necessary 9. Replace current filters with standard efficiency filters 10.Check superheat settings of the expansion valves 11.Clean condenser coils 12.Check heater controls and safety devices for proper operation. 13.Clean the indoor unit filter on the Split Units, Gree LIVV09HP115V1AO and Fujitsu AOU12RL2 14.Check the cooling operation of the unit 15.Check the heating operation of the unit 16.Clean the evaporator coil 17.Clean blower wheels 18.Clean fan blades 19.Check electrical breakers, fuses and electrical supply for any corrosion or damage on the units. Check burners, gas air mixtures, gas pressure, heat exchangers for cracks and obstructions, thermostats, fan controls, indoor fan motors and lubricate bearings to ensure that all units are operating properly.
