1. General Scope • Contractor shall furnish and install new windows at locations #1–20 as shown in the Window Index. • Windows #1–2 and #5–20 shall be fixed (picture) type. • Windows #3–4 shall be operable (horizontal sliding) kitchen windows. 2. Demolition and Preparation • Remove all existing window units, including frames, glass, exterior stops, and trim. • Prepare rough openings by removing debris and loose materials. • Apply black polyurethane sealant to all rough openings prior to new installation to ensure air and moisture sealing. 3. New Window Installation • Provide and install new dual-pane insulated glass units (IGUs) for windows #1–20, except as noted below. • IGUs shall be constructed with the following glazing: o Fixed Windows (#1–2, #5–20): 1" overall IGU: ¼” LoE 366 / TPS spacer / ¼” clear glass Filled with argon gas, with clear finish o Kitchen Operable Windows (#3–4): Horizontal sliding units with thermally broken, bronze-anodized aluminum frames Glazing: 1/8” LoE 272 / TPS spacer / 1/8” clear glass (total ¼” thickness) Include full insect screens. 4. Glazing Film Application • Apply blast mitigation film (e.g., Solar Gard Armorcoat 8 Mil or approved equal) to interior face of windows #1–15. • Apply blast film to existing garage windows facing S. Walnut Road. • Apply Solar Gard TrueVue 15 (or equivalent) solar control window film to all new window glazing (#1–20): o Visible Light Transmittance (VLT): ~15% o Total Solar Energy Rejected (TSER): 72%–76% o Ultraviolet Light Blocked: >99% o Fade Reduction: ~87% • Film shall be installed per manufacturer’s recommendations, free of bubbles, streaks, and defects. 5. Frame and Stop Installation • Install 3¼" B-block frames, fully shimmed, square, and sealed at perimeter. • Install drip caps below all windows for moisture control. • Provide and install exterior window stops: o Material: Rough-sawn redwood, 1" x 1½” or to match existing o Horizontal stops shall be placed first, followed by verticals cut in o Secure with #10 x 2" galvanized finish nails, countersunk, spaced at 24" O.C. and 6" from ends o Seal all joints with black polyurethane sealant 6. Glazing Requirements • All new window glass shall be laminated and tempered, per CBC 2022 requirements. • Door windows (#7 and #16) shall be single-pane; all others shall be dual-pane IGUs. • Lower-level glass shall be tempered and permanently labeled to meet CBC Section 2406.3. • Upper-level glass may be annealed unless otherwise required by code. 7. Painting and Finishing • Prime and paint all new exterior wood trim and stops to match existing building finish. • Remove all manufacturer stickers and labels from glass surfaces. • Thoroughly clean window interiors post-installation. • Dispose of all construction debris off-site daily. 8. Submittals and Warranty • Provide product samples for glass units and film types for review and approval. • Submit manufacturer warranties for both: o Window units (minimum 25-year on IGU seal failure) o Window film (manufacturer’s standard 10-year warranty or better)
