Specifications include, but are not limited to: You are invited to review and respond to this Invitation for Bid (IFB) for fire sprinkler system maintenance services being offered by the Department of General Services, Facilities Management Division (FMD). 5:00 p.m. (PT), excluding observed State holidays. Some scheduled services under this Agreement shall be completed within normal business hours. The inspection and testing for fire sprinklers shall be completed outside business hours (unless approved in writing and in advance by the FMD Contract Administrator or FMD Designated Representative). Any unapproved hours of work will be considered performed at Contractor's own expense. Contractor shall not be regularly scheduled for services on observed State holidays. Current observed State holidays are New Year’s Day, Martin Luther King, Jr. Day, President’s Day, Cesar Chavez Day, Memorial Day, Independence Day, Labor Day, Veteran’s Day, Thanksgiving Day, Day after Thanksgiving and Christmas Day. The services Contractor shall perform consists of, but is not limited to, the following: Monthly- Preventive Services for one (1) Electrical Fire Pump . Contractor shall perform the following: Visual inspections of pump house environmental conditions. Visual inspections of pump system conditions: Pump suction, discharge, and bypass valves; piping, system pressures, suction reservoir water level, wet pit suction screens, water flow test valves. Visual inspections of electrical system conditions: Controller pilot light, transfer switch, isolating switch, oil level in vertical motor sight glass. Operate (start and stop) electric motor-driven fire pump. Conduct a no-flow test on electric motor-driven fire pump. Weekly inspections and testing of two (2) Diesel Fire Pumps located in Basement 1 and Basement 2: Visual inspections of diesel engine conditions: Fuel level, float switch, controller sector switch; battery terminals, voltage, cranking voltage, charging current, electrolyte level, and pilot lights; alarm pilot lights, running time meter, oil level, cooling water level, water pump, water-jacket heater, solenoid valve, hoses, and exhaust system. Conduct a no-flow test on Diesel engine-driven fire pumps. Operate (start and stop) Diesel engine-driven fire pump. Quarterly - Water Storage Tank Inspection and Testing Contractor shall perform the following: Inspect water level . Inspect water temperature . Inspect support structure for corrosion . Inspect catwalks and ladders for corrosion . Inspect tank exterior for leaks . Inspect check valves and control valves for proper operation. .
