1. Provide annual and 5-year wet sprinkler tests and inspections per National Fire Protection Association (NFPA) 25, Standards for the Inspection, Testing and maintenance of Water-Based Fire Protection Systems with California Amendments, 2013 California Edition. 2. Deliverables/Requirements: a. Vendor will conduct annual visual inspection of all system components from ground level where possible to include riser, piping for loose bracing or hangers, leaks, etc. b. Vendor will inspect sprinklers, hangers, seismic braces, sprinkler heads, pipes & fittings installed in concealed spaces where provided by access openings (5 year only) c. Vendor will annually conduct a full flow test through the main drain and static and residual pressure will be properly recorded. d. Vendor will annually conduct a system flow through the inspector’s test valve. All local alarms will be tested for proper operation. e. Vendor will annually test all water flow and valve tamper supervisory alarms for proper oration. f. Vendor will annually check position of all control valves, and all pressure gauges will be checked for accuracy. g. Vendor will check the condition of the fire station Siamese connection and connection will be back flushed. (5 year only) h. Vendor shall annually test all alarms to verify proper operation, including the water gong, electric pressure switch alarms, and low pressure alarms. i. Vendor will inspect alarm valves and check valves internally along with strainers, filters and orifices for proper operation (5 year only). j. Vendor will annually verify correct signage, including presence of hydraulic design and general information signs. k. Vendor will annually verify adequate number of sprinklers and wrenches are in spare head boxes. l. Vendor will visually inspect backflow preventers for any visible leaks, on an annual basis. m. Vendor will visually inspect small hose connections and verify ability to open and close valve, on an annual basis. n. Vendor will annually attempt to exercise control valves without means of other external tools. o. Vendor will annually return fire sprinkler system to service. p. Vendor will annually verify signals with Central Station. q. Vendor will flow fire hydrants and exercise hydrant valves, on an annual basis.
