Specifications include, but are not limited to: retain consultant services to carry out a comprehensive assessment of the current condition of City facilities and to produce a long-term facility maintenance plan covering the next 10-year period. Specific components of the study and tasks necessary to complete it are listed below. However, it should be emphasized that this list is by no means comprehensive, complete, or final, but is representative of the scope of work the Consultant should be qualified to complete. Task 1 – Project Management The consultant shall assign a project manager for the project who will act as the City’s primary contact and will be entirely responsible for the consultant’s work (including subconsultant work). Task 2 – Project Kick-Off Meeting The purpose of the kick-off meeting is to discuss the City’s expectations for the project, establish the project approach and discuss data availability. Task 3 – Data Collection and Review The consultant will interview all relevant parties for data collection to ascertain any prominent issues regarding the facilities. The consultant shall also provide a list of the required data that may not be listed below but is necessary to complete the assessment. City provided information to be reviewed includes, but is not limited to, the following: • Installation, maintenance, and repair records • Inspection and certification records • Interviews • Facilities Included Listing (Exhibit 1) Inspection of the properties to evaluate the general condition of the facilities and systems including adequacy relative to current and/or intended use; remaining useful life expectancies; the need for near term capital repairs, replacements, and recommended upgrades; and timeframes.
