Contractor shall perform the following: The Contractor will analyze monthly, adjust, calibrate the applicable temperature sensors, diagnostic LED’s power supplies, workstations, controllers, input/output, communication cabling, transmitters, transducers, Uninterrupted Power Source (UPS) for Energy Management Systems (EMS) system. Check Economizer cycle operations to verify that economizer modulates to maintain mixed air set point. Verify that enthalpy changeover function operates per design. Verify that modulating low limit function operates as designed. Check sequence of mechanical operation to verify that controlled equipment properly cycles from full heat to full cool. Visual inspection of computers and peripherals; inspect and clean all hardware to be free of dust and debris for physical damage. Analyze and test computer and accessories. Recommends replacement of failing components. Check sensors to verify operational accuracy. Visual inspections to ensure devices are not physically damaged. Report all damaged components. Provide a written report to the FMD Contract Administrator about the condition of the devices and any recommendations for necessary repairs or enhancements to maintain capacity, reliability and efficiency. Provide monthly backup controller device databases. Provide monthly backup to an external storage device or archived trend data file for long term storage. Provide backup of database files to off-site storage location at Contractors office. Check device battery. Verification of system operations: Verify setup and operation of monitor screen.
