The services Contractor shall perform consists of, but is not limited to, the following: Fire Sprinkler System Preventative Maintenance Services: All services shall be performed in accordance with California Edition NFPA 25, Inspection, Testing and Maintenance Guidelines and Standards. Semi-Annual – Halon Fire Suppression System Testing Contractor shall perform the following: Test Halon Fire Suppression System on 4th Floor, Server Room, 3rd Floor, Media Film Vault, and 5th Floor Rare Books Vault. Fire Suppression System shall be tested in accordance with NFPA 72, National Fire Alarm and Signaling Code. The Fire Systems, devices, quantity, and frequency of testing shall be per NFPA 25 Standards. In Accordance with Exhibit B, Attachment 1, Cost Sheet, Table 4, Foreseeable Repair Services, the chemical agent quality and pressure of the refillable containers shall be checked for level of content. If a container shows a loss in chemical agent quantity of more than 5 percent, it shall be re-filled and shall be paid at the Contractor’s rates specified in Exhibit B, Attachment 1, Cost Sheet, Table 4, Foreseeable Repair Services. Annual – Fire Sprinkler System Testing Fire Sprinkler System Preventative Maintenance Services: All services shall be performed in accordance with California Edition NFPA 25, Inspection, Testing and Maintenance Guidelines and Standards. Trip tests the pre-action riser. Activate supervisory devices (tamper, low air). Test water flow alarm. Trip and test on the pre-action systems. Inspect operations related to the Fire Sprinkler System in accordance with NFPA 25, Standard for the Inspection, Testing and Maintenance of Water-Based Fire Protection Systems, California Edition 2013. Contractor shall perform the following: Inspect and determine if the Fire Sprinkler System is in service and in satisfactory condition. Inspect for adequate clearance and condition of sprinkler heads to allow for proper distribution and activation. Inspect sprinkler control valves for proper position, general condition, accessibility, and signage. Inspect and perform required water flow tests for each system from main drain and inspectors test valve. Inspect Fire Department connection coupling, caps, threads, clappers, check valves and drains. Inspect and test Fire Sprinkler System alarm components for satisfactory conditions. Inspect reserve sprinkler head supply. Inspect Fire Hose Stations for condition of valves, hangers, hose, and nozzles. Inspect the general condition of visible Fire Sprinkler piping, hangers, drains valves, check valves, gauges, and related equipment. Inspect and test operation of system air compressors for proper activation and cutoff. Inspect the deluge or pre-action valve according to manufacturer's specifications including interior check of the valves body, clap, clapper facings, and latching mechanism. Test all low air pressure alarms, supervisory circuits, and auxiliary functions for proper operation.
