PREVENTATIVE MAINTENANCE SERVICES: A. The Contractor will provide preventive maintenance services, which consists of adjustments, cleaning, and lubrication of elevator parts and components. B. A preventive maintenance schedule will be agreed upon by the Contractor and the CDE Contract Monitor within ten (10) business days of the contract start date, itemizing each preventive maintenance task and indicating the frequency of performance. C. The Contractor will provide testing of all safety devices, including a full-load test, etc., as required by the current California Code of Regulations (CCR) for Elevators and Dumbwaiters. Testing shall be conducted at times specified within the regulations and the Contractor shall promptly correct any defects that arise from said testing. D. The Contractor will keep guide rails properly lubricated, when necessary, to ensure smooth and quiet operation. When necessary, the Contractor will renew guide shoes, gibs or rollers. The Contractor will ensure all oil reservoirs are kept properly sealed to prevent leakage. E. The Contractor will keep the exterior of the machinery, and other parts of the equipment which are subject to rusting, properly painted and presentable at all times. F. The Contractor will maintain the original performance time, including acceleration and deceleration as designed by the installing elevator company, and perform the necessary adjustments as required to maintain the original door opening and closing time, within limits of applicable codes. G. The Contractor will furnish and maintain a hydraulic oil log for the elevator in the machine room. Log will be updated on a monthly basis. H. No alterations shall be made to existing controls without the prior approval of the CDE Contract Monitor and the State Elevator Inspector, as required. Any alterations performed must be noted on the elevator plans, which are the property of the State of California and must remain on the premises at all times. I. The Contractor shall provide or install adequate safety guards and protective devices for all equipment and machinery, whether used in the performance of work or permanently installed as part of the work. The Contractor shall comply with all applicable federal, state and municipal laws relating to safety. J. The Contractor shall conduct services which afford the least possible obstruction and inconvenience to the public, and shall have under construction no greater amount of work than they can properly prosecute with due regard to the rights of the public.
