a. Electrical Repairs • Troubleshooting and repairing faulty circuits, outlets, switches, breakers, panels, and related infrastructure. • Diagnosis and resolution of power losses, intermittent system faults, voltage drops, and equipment failures. • Repair or replacement of lighting systems, fixtures, ballasts, emergency lighting, and exit signs. • Installation and termination of low- and high-voltage wiring, including conduit runs, junction boxes, and disconnects. • Electrical support for equipment such as HVAC/R units, pumps, motors, control panels, and specialty systems. • Correction of overloaded circuits or imbalanced phases. • Repairs to parking lot lighting or exterior lighting, including pole lights and wall packs. • Documentation and labeling of circuits, panels, and connections following repair activities. • Implementation of temporary power or system isolation during repair when necessary. b. Preventive and Corrective Maintenance • Perform inspections of electrical systems, including panels, wiring, outlets, and lighting components. • Check for overheating, wear, corrosion, loose connections, and other potential issues. • Conduct infrared thermography and voltage checks to detect load imbalances or failing components. • Clean and tighten electrical connections, replace worn parts, and lubricate equipment as needed. • Provide detailed maintenance records, noting services completed and recommendations for follow-up.
