Provide all labor, equipment, and materials to remove and replace three (3) existing groundmounted Rooftop Package Units (RTUs) serving the District Office: - Two (2) 17.5-Ton cooling only Carrier high efficiency units - One (1) 25-Ton cooling only Carrier high efficiency unit Scope of work will include new economizers, BACnet card, exterior duct modifications, electrical disconnects, condensate adjustments, start-up, commissioning, and disposal of existing equipment. B. SCOPE OF WORK NOTES: 1. Contractors shall be responsible for all material and equipment storage, transportation, etc., as necessary to perform the scope of work. 2. Contractor to provide all labor, equipment, materials, crane services, rigging, and disposal of existing RTUs. 3. Contractor shall perform installation, start-up, and commissioning of new Carrier RTU’s. 4. Contractor should provide documentation and O&M manuals. 5. On-Site work to be completed during off-hours (weekends or non-occupied times) to minimize disruption during District Operations. 6. The Contractor shall assign a superintendent during the Contractor's performance. The Contractor's workers are not allowed to perform without the superintendent onsite. 7. Standard 2-year warranty shall be included for all defects in material and workmanship, excluding vandalism. Replace and / or repair all defective parts at no cost to District. 8. Contractor shall not use any other Unified School District equipment. This includes, but not limited to, ladders, lifts, trash cans, or dumpsters. 9. Contractor to remove all debris created by Contractor from site. District trash bins are not to be used for Contractor’s debris. SITE SPECIFICATIONS: The Contractor shall furnish all labor, materials, equipment, and supervision necessary to complete the RTU replacements as described below: 1. Lockout/Tagout of each unit prior to work. 2. Disconnect existing electrical, ductwork, condensate, and thermostat connections. 3. Demolish existing exterior ductwork up to the building penetration. 4. Remove existing RTUs using crane rigging and set new Carrier RTUs in place. 5. Anchor new RTUs to existing concrete pads. 6. Install new fused safety disconnects.
