Specifications include, but are not limited to: Security Install rolling/sliding vehicle entry gate at parking area entrance off Civic Center Drive. Installation to include electric gate operator with card reader (entry side) and vehicle detection for automatic opening (parking side). Install pedestrian gate adjacent to vehicle gate for pedestrian access to parking area. Installation to include card reader controlled electrified gate hardware for pedestrian access to parking area and emergency egress hardware for exiting. Install pedestrian gate at the north-west corner of the property for access to the rear of the building. Installation to include card reader controlled electrified gate hardware for pedestrian ingress and emergency egress hardware for exiting. Relocate existing facilities as required for new gates and appurtenances. Develop separate requirements (plans, details and specifications) for a bid alternate, revocable bid item(s), or future bid package to include anti-climb devices for property boundary walls (e.g. curved fencing). Evaluate existing lighting levels (for safety and security) at first-level parking area and make recommendations for changes (if any). Design lighting improvements at first-level parking area. (Optional Service) Evaluate existing lighting levels (for safety and security) at north-west corner of the property at the location of new pedestrian gate and at the rear of the property (between the new pedestrian gate and the second-floor entry door) and make recommendations for changes (if any). Design lighting improvements at north-west corner of the property at location of new pedestrian gate and at the rear of the property (between the new pedestrian gate and the second-floor entry door). (Optional Service) Electrical Install new Main Switchboard for building electrical service. Sizing of new switchboard shall be based on a review of all existing electrical loads and anticipated future electrical loads (determined in consultation with City). New Main Switchboard is anticipated to be rated at no less than 400A (3 phase). Remove existing main disconnect switch. Replace existing incoming electrical service pole-mounted transformer, overhead conductors, weatherhead, service riser at building exterior, and electric meter. Silicon Valley Power (SVP) to provide and install electric company items. Coordinate design with SVP and City’s design project manager to ensure clear scope delineation between contractor and SVP. Existing 225A panel and relays to remain and be re-fed from the new Main Switchboard. Install new subpanels as required to serve existing and anticipated future electrical loads. Install new electrical infrastructure as required for entry gate operator. Install new conduit and conductors as required for new subpanels. Install new/revised electrical infrastructure for new/revised lighting at parking area. (Optional Service) Install new/revised electrical infrastructure for new/revised lighting at north-west corner (and rear) of the property. (Optional Service) Miscellaneous Identify & design all conduit routing as necessary for new security devices (card readers). Coordinate and specify all card reader and security system requirements. Coordinate security system requirements with City’s security vendor to ensure compatibility with City’s existing security system. Re-configure fencing at building north-east corner (first level) to accommodate separate maintenance access to electrical facilities. Evaluate property with respect to compliance with ADA (i.e., access/path of travel, rest rooms, water fountain). Make recommendations to City for improvements and design City-requested improvements. Develop signage requirements in coordination and consultation with City. Develop plans, specifications and estimates at 50%, 95%, 100%, and bid document levels of completion. Provide support to CITY in obtaining building and fire permits. Provide support to CITY during bid & award, construction, and post-construction phases of the Project. Perform project management activities to ensure timely and on-budget completion of services.
