A. Building Criteria: 1. The building(s) shall consist of conventional wood frame construction (new envelope, including roof, walls, windows, electrical, plumbing, and mechanical systems). General Inclusions required are: a. Coordination of building design with District and District’s Criteria Architect. b. Coordination to obtain DSA approval. c. Compliance with District Standards for Design and Construction, dated 06/03/2024, where applicable. 2. The successful DBE shall develop all documents required to gain Division of State Architect (DSA) plan check approval and for the construction of the building. 3. The final building design, construction details, and finished appearance of all building components shall meet the design intent set forth in these Design Criteria and attached exhibits. The DBE shall provide drawings and engineering calculations acceptable to the Owner, meeting the provisions of the California Code of Regulations, and shall bear all costs associated with their production. All documents shall be signed by a California Licensed Architect / Engineer as required by the DSA. DBE shall make all revisions and corrections to those documents required by DSA and shall resubmit as required to obtain approvals. 5. Owner will pay applicable processing fees to the Department of General Services, Division of the State Architect, State of California. 6. Basic design loads, as well as auxiliary and collateral loads, are as follows: a. Exterior walls shall be designed to withstand wind loads perpendicular to wall plane wind speed to meet code requirements. This requirement applies to all exterior walls of buildings regardless of whether or not they are exposed to wind. All buildings are required to meet all current requirements of Title 24, Parts 1 & 2 and DSA Interpretations of Regulations. b. Roofs shall be designed to support a minimum live load of 20 psf. All roofs shall be designed as diaphragms as required for resisting applied horizontal loads. Roofs shall be sloped to provide positive drainage. c. All structural members shall be designed to withstand stresses resulting from combinations of loads that produce maximum percentage of actual to allowable stress in that member. 7. Building Details: a. Base building: consist of conventional wood frame or steel rigid frame construction, Type V non-rated, 20 lb roof load, 106 basic wind speed, 5” thick cast in place slab on grade. 8. Building Envelope: a. 2022 CBC. b. Engineering & Design. c. Structural system. (See above). d. New Administration Building with offices, reception area, conference room, workroom toilets and support spaces, e. New Classroom Building with 2, 1350SF minimum classroom spaces, including teacher workroom, storage and toilet rooms. f. 60 MIL PVC single ply roofing (Sarnafil or equal),3/8”:12 single slope, R-36 Insulation. g. 4’ High Max, 4-Sided Parapet. h. 2”x 6” wall framing w/R-19 Insulation i. Tempered, Dual Glazed, Thermally Broken, Clear Anodized Nail-On Non-Operable Aluminum Framed Windows, per floor plan. 9. Building Foundation: a. Minimum 5” thick concrete slab on vapor barrier and per Structural Scope Criteria.
