Specifications include, but are not limited to: Develop and Document Owner’s Project Requirements (“OPR”) using District’s template or other form as approved by District. Develop a Commissioning Plan in accordance with timeline allotted in project design schedule. Provide input as needed for development of project design documents Review and provide written response on design team’s or design-builder’s project Programming and Criteria Document, Basis of Design, Schematic Design, Design Development, 50% Construction Document, and 100% Construction Document Submittals as it relates to compliance with the Basis of Design (“BOD”), OPR, and project systems to be commissioned Develop Commissioning Specifications in coordination with District Design and Construction Standards. Construction Phase: Review project construction submittals of systems to be commissioned concurrently with design team and/or design-builder and within two (2) weeks of such submittal. Implement project Commissioning Plan in accordance with timeline allotted in design-builder’s or contractor’s project construction schedule. Verify installation conducted pursuant to project contract requirements and develop and perform functional testing on commissioned systems. Verify project operations, maintenance and training requirements are completed pursuant to project contract requirements and compile systems manual. Draft and submit project Final Commissioning Report to District. Post-Construction Phase: Perform seasonal testing of project equipment if functional performance testing cannot be completed in initial testing timeframe. Perform ten (10) month post occupancy review of all commissioned project systems. Perform commissioning activities and requirements as defined by current LEED standards for Prerequisite Fundamental Commissioning and Verification. Perform commissioning activities and requirements as defined by current LEED standards for Enhanced Commissioning Option 1 Path 1 AND Option 1 Path 2 AND/OR Option 2 Meet Calgreen commissioning requirements. Meet Calgreen Tier 2 or “optional” commissioning requirements. Meet commissioning requirements of all authorities having jurisdiction over a project. Where a conflict exists in the requirements defined above the stricter requirement will apply. The general systems to be commissioned will include, but not be limited to, the following: All control systems Heating, ventilating and air conditioning (HVAC) systems (plant and distribution) Refrigeration systems Plumbing systems Lighting controls Electrical equipment Fire alarm system portions integrated into the HVAC system Process (gases, fume hoods, lab processes, etc…) Video Surveillance Systems Access Control Systems
