Provide annual service to garage rollup doors and repair and replacement service to internal and external metal fire doors and sliding glass office doors as required by SMDOT. • Annual garage rollup door service o Inspect to ensure door or shutter is free of obstructions that prevent movement of the door, and it appears clean and serviceable o Inspect door for proper operation and listen for any unusual noises o Inspect channel guides and curtain damage and misalignment, straighten as necessary o Inspect the weather stripping and protective enclosure o Lubricate the door guide rails with grease-less lubricant o Manually operate door with chain hoist to ensure ease of operation (if applicable) o Inspect door panels for damage o Check the door frame and mounting hardware and tighten as necessary o Inspect protective enclosure for damage (if applicable) o Ensure safe and proper operation of door o Inspect cable or chain for wear or damage and proper threading through pulleys o Check fit of door binders in binders and fit against stay roll o Check door for breaks in covering and examine for dry rot • Annual garage rollup Motor/Operator service o Inspect the electrical connections and tighten as necessary o Inspect drive chains for damage and wear o Lubricate drive chains sparingly
