A. Maintenance and incidental repair services are for two (2) Smardt 83 Ton Turborcor Chillers, two (2) Cooling towers, eight (8) air handlers, four (4) chill water, and four (4) condenser pumps, which will include emergency service to trouble-shoot any problems that occur and annual cooling season start-up inspections. Services shall include all associated motors, condenser water pumps, chiller water pumps, cooling tower pumps, and VFD drives. The maintenance and incidental repair services must meet the manufacturer's requirements to properly maintain and service the chillers. 1. Annual Cooling Season Start-up and Inspection: Chiller annual service (one time between January - March) in order to prepare for summer months. Contractor must perform the following tasks: a. Check auxiliary equipment operation. b. Check refrigerant levels c. Check and test all operating and safety controls. d. Check for proper voltage and starter operation. e. Megger check motor windings on all compressors. f. Calibrate all controls and transducers. g. Check for proper sub-cooling and superheat temperatures. h. Log all operating conditions after the unit stabilizes. i. Review operating procedures with the CalVet Contract Manager or designated representative. j. Brush condenser tubes yearly on all chillers. k. Annual leak checks on each chiller and provide AQMD report to the CalVet Contract Manager or designated representative. l. Check and clean Cooling tower for proper operation. m. Check all pumps and VFD drive for proper operation. 2. Refrigerant Conservation Services: Contractor will perform refrigerant leak detection, storage of refrigerant, and use of recycling equipment to ensure compliance with Clean Air Act and other State, local, and EPA reqgulations.
