2.1.5 Contract Option 1 Demolition Selectively demolish what is necessary to prepare the space for Contract Option 2 Renovation. This may include, but is not limited to, the following: 2.1.5.1 Removing interior finishes (carpet, drywall, ceiling tiles, cabinetry); 2.1.5.2 Taking out non-structural partitions; 2.1.5.3 Disconnecting, moving, and/or capping utilities; 2.1.5.4 Stripping out Mechanical, Electrical, Plumbing (MEP) equipment that won’t be reused; 2.1.5.5 Modifying the fire protection system to stay active during and after demolition and construction; 2.1.5.6 Demolishing or cutting back concrete, masonry, or framing where new openings or layouts are planned; 2.1.5.7 Hazard abatement (asbestos, lead paint, mold) if needed before work can proceed; 2.1.5.8 Exposing structural elements for inspection or tie-in; 2.1.5.9 Laser scanning of existing conditions; and 2.1.5.10 Providing a clear, safe work area for Contract Option 2 Renovations. 2.1.6 Contract Option 2 Renovation Renovate approximately 10,000 square feet of the existing Building A on the Polinsky Children’s Center campus. The remaining portion of the building, known as the “Annex”, is separated by a firewall and will remain undisturbed and occupied during Building A renovation. The existing courtyard will be enlarged, and a new roofing system will be installed on the flat portions of the roof. The existing tile roofing will remain in place on the sloped roofs. The facility will provide 12 bedrooms (mix of some single and double occupancy), bathrooms, dining room, full kitchen/pantry and laundry services, multi-purpose and therapy rooms, administration offices, and staff amenities. Staff will always be onsite, 365 days, 24 hours a day, and the expected length of stay will be 10 days or less. All FF&E specified and installed in resident-accessible areas shall be ligature resistant and designed to reduce the risk of self-harm, consistent with behavioral health facility best practices. Approximately 1,000 square feet of space will be left as shell space for future growth.
