A. Contractor shall remove and replace all existing wet or damaged roofing material and replace with new materials. B. Contractor shall clean entire roof of debris, clean out all gutters and downspouts and ensure all debris is properly removed. C. On flat roof areas, Contractor shall clean and sweep any fibers, removing any loose roofing material. D. Once flat roof is cleaned, Contractor shall apply one (1) layer of Perma-Dri or equal rubber roof patch to the entire flat roof area that was repaired and feather into existing roofing material. E. Contractor shall repair any dry rot (billed time and materials). F. Contractor shall ensure roof slopes to the drains by building up roof deck, if applicable. G. Contractor shall properly reinforce all internal drains, as needed, to promote proper slope and drainage. H. Copings, counter flashing, and other metal work shall be fastened to resist wind uplift of eighty (80) mph and prevent buckling. Metal shall be sealed to prevent moisture infiltration. I. Once roof is cleaned and repaired, Contractor shall apply a two-part paint to roof area, allowing time for curing and drying time per manufacturer’s recommendation. J. Contractor shall keep job site and premises will clean, and work shall be conducted in a manner least disruptive to site occupants. K. Contractor will haul away all debris caused by the roof repair work according to code and industry standards. L. Contractor must complete all roofing repair work in accordance to industry standards using the very best material available. Work must be done by competent individuals licensed and/or certified by the manufacturer. M. Contractor will guarantee work for two (2) years unconditionally, to include material and labor. N. Product delivery, storage, and handling: Contractor will deliver materials to the job site in original, unopened containers, with the manufacturer's name, brand name and installation instructions.
