Specifications include, but are not limited to: a. Lube all points of friction, including but not limited to, rollers, bearings, gears and guides. b. Ensure the doors are balanced, the motor limiters are properly adjusted, the drive chains are tight and the manual system is in proper working order. c. Inspect and test all door (if applicable) functions, including but not limited to, the electrical wiring and connections, chain, chain shafts, gears and bearings. d. Quarterly maintenance supplies shall include, but not limited to, belts, cleaning chemicals, oil, grease, cleaning rags, switches and fuses. e. Oiling all moving parts, align, tighten drive chain on gate, set limit switches. f. Motor and clutch mechanism. g. Bearing, gears, and shafts.
