A. Contractor shall perform routine annual services, including boiler cleanings, tune-ups, and inspections on Boilers in accordance with manufacturer’s standards. Annual inspection results are to be submitted to Department of General Services (DGS) Building Manager and Caltrans Contract Manager upon completion of inspections. B. Contractor shall perform the annual maintenance service to include, but not limited to the following: 1) Hydrostatically test boiler at operating pressure. Inspect waterside tubes or bundle for leaks. 2) Test relief valve setting and for desired discharge. 3) Isolate and drain boiler. Open all drums, hand holes, manways, boiler heads or accesses to water side. Remove water column plugs. 4) Wire brush and clean water tubes, flush water side to remove mud and scale. Clean all seating surfaces from hand holes, plates, manway doors and boiler heads. 5) Clean out fire side access doors. 6) Flush expansion tanks, sight glass, low water cut-out. Install new gauge glasses if needed. Perform operational testing of each piece of equipment. 7) Schedule with OSHA for required boiler inspection prior to closing boiler. 8) Run amp to verify motor is within manufacturer defined tolerance. 9) Install new gaskets on hand holes, manways, boiler heads. 10) Open fireside of boiler. Inspect, brush, and vacuum out fire box or fire tubes. Remove any visible soot and dirt. 11) Clean burner heads and burner orifices. 12) Check the operation of and adjust all boiler operating limit pressure controls and running interlocks, adjust for maximum pressure control and minimal burner cycling. 13) Inspect and make minor repairs to insulation on firebox if needed. 14) Remove and inspect burner and gas pilot. Clean, inspect and reset Pilot electrode and replace ignition cable if necessary. 15) Check operation of blower motor and fan controls. Lubricate motor bearings where applicable. 16) Report to DGS Building Manager or designee condition of waterside and fireside of boiler. 17) Close up boiler fireside and waterside. Fill boiler with treated water. Chemicals to be provided by the State. 18) Check for proper operation of all safeties, water cut outs, flame safeguards controls for pilot and flame ignition detection and proper lockout and gas valve shut offs.
