• Construction of horizontal infrastructure needed to support development of all residential and commercial uses. • Construction of at least 300 residential units consisting of studios, 1-, and 2- bedroom mixed-income units of affordable and market rate housing; either for sale, for rent, or a combination. o 25% of the residential units must be restricted to lower income households, as defined in Section 50079.5 of the Health and Safety Code, with an affordable sales price or an affordable rent, as defined in Sections 50052.5 and 50053 of the Health and Safety Code. Construction of the affordable units is expected to occur in advance of, or concurrently with, the market rate units and commercial development. o Suggested list of amenities: Solar panels to reduce energy bills Energy star appliances Fitness center Rooftop garden, patio, and BBQ area Bike racks Electric charging stations (for all modes) Pet station • Construct commercial space(s) with an identified commercial developer o Developer may construct or cause the construction of a hotel by partnering with a hotel developer or working with the City to transfer ownership of the commercial building pads to a hotel developer following completion of the balance of the Project. City will have final approval of the hotel brand. • Install a security camera and lighting system within and around the Project site and provide access of the camera system to the City. • Construct a minimum 10,000 square feet of plaza space. • Design and construct a dedicated right turn lane onto east bound Highway 4.
