A. ANNUAL MAINTENANCE SERVICES: 1. Verify proper operation of boilers. Immediately report abnormal conditions to the CalVet Contract Manager. 2. Relive valve test: with boiler at 75% max PRV setting, lift PRV manually for 5 seconds minimum. 3. Hydrostatically test boiler to design pressure prior to draining to ensure tube and pressure vessel integrity. 4. Drain boiler and remove front and rear waterside head plates. 5. Drain and flush expansion tanks. 6. Mechanically clean water tubes to remove all loose debris and scale. 7. Rinse and flush tubes. 8. Clean and inspect McDonnell Miller low water cut out series 64. 9. Inspect and clean wye-strainer baskets. 10. Inspect for electrolysis wear as components are disassembled, report as to the condition. 11. Inspect and repair minor refractory and firebox cracks. 12. Clean and inspect atmospheric burner heads and orifices. 13. Clean and inspect fireside boiler tubes. 14. Clean and inspect 18” draft diverters. 15. Check for properly weighted damper, adjust as required. 16. Install new factory original head plate gaskets, seal and close boiler. 17. Refill boiler. 18. Test fire boiler and test operating and low water cut off controls for proper operations. 19. Test manifold gas pressure. 20. Inspect for leaks.
