Specifications include, but are not limited to: The proposed Work shall be performed in accordance with the plans, specifications and other Contract Documents and shall include but not be limited to the following: tenant improvements including demolition of non-load bearing walls and other minor interior demolition, electrical, mechanical, plumbing, roof coating, new Heating Ventilation Air Conditioning (HVAC) units and infrastructure, access control management system and camera surveillance, fire sprinkler and fire alarm improvements, furniture, fixtures, and equipment and finishes at the City owned, occupied facilities located at 8380 Laguna Palms Way and 8400 Laguna Palms Way, Elk Grove, CA 95758 (Work). The procurement and installation of the new HVAC units at these two facilities are being performed by the City’s Phase 1 contractor and Contractor shall coordinate this Phase 2 Contract Work with them. The Scope of Work includes but is not limited to the following: 8400 Laguna Palms Way Tenant Improvements Project (WFC039): Project will result in tenant improvements which include two (2) new offices, one (1) resized office, one (1) new conference room, new egress exit door at the north side of the building, and open office space systems and standalone furniture, roof coating, suspended T-bar acoustical ceiling modifications, and new lighting (Work). 8380 Laguna Palms Way Tenant Improvements Project (WFC038): Project will result in tenant improvements which include ten (10) new offices, two (2) new conference rooms, two (2) new storage rooms, new classroom style Training Room, open office space systems and standalone furniture, enlarged Briefing room, accessible improvements to the restroom core, new fitness space and equipment, roof coating, new suspended T-bar acoustical ceiling and insulation (below the roof deck, southside only), insulation at the T-bar acoustical ceiling (northside only), and new lighting (Work).
