Roof Replacement: Green Highlighted Bldgs. 1. Remove the existing roof system to the structural deck. District to mark any non-functioning equipment. All marked equipment to be removed during demolition. Repair any damaged decking as required. Contractor to include 7% deck replacement in the base bid. If the amount of deck replacement exceeds 7%, the contractor is to receive a change order equal to the unit price for deck replacement per sq ft multiplied by the sq ft in excess of the base bid amount. If the amount of deck replacement is less than 7%, the contractor is to provide a credit to the District equal to the unit price of deck replacement per sq ft multiplied by the sq ft less than the base bid amount. 2. Replace drain bands with new bands – Proflow No Hub, Heavy Duty, Domestic Cast iron coupling or equal. 3. Mechanically fasten Type II base sheet – HPR Glasbase -- with rosin paper. a. Exceptions: 1) VAPA 300 & 500: Install polyiso tapered insulation system sloped to the canopy side edge. All equipment to have new curbs installed to allow for 8” flashing height above top of roof. Existing drains to be encapsulated. Install new perimeter wood nailer as required. Install over taper insulation a ½” woodfiberboard coverboard. 2) Vista HS G: Install polyiso tapered insulation system sloped to the perimeter edge. All equipment to have new curbs installed to allow for 8” flashing height above top of roof. Install new perimeter wood nailer as required. Install over taper insulation a ½” woodfiberboard coverboard. 3) Lake ES Admin / Teacher Lounge: Install polyiso crickets ensure positive drainflow. All equipment to have new curbs installed to allow for 8” flashing height above top of roof. Install new perimeter wood nailer as required. Install over taper insulation a ½” woodfiberboard coverboard. 4. Install crickets on the high side of equipment. 5. Apply 80 mil modified base sheet – Stressbase 80 Plus -- in 2.5 gal per sq of cold process Weatherking Adhesive. 6. Apply Stressply FR Mineral in 2.5 gal per sq of cold process Weatherking Adhesive. 7. Flashings / Sheet Metal: a. Apply SBS-modified flashing ply in all flashing areas – Stressbase 80 Plus. Flashing ply to extend min 6” onto the roof field. Apply SBS-modified flashing cap ply – Stressply FR Mineral -- in all flashing areas extending a min 9” onto the roof field. b. All flashing plies to be terminated with a termination bar set in butyl tape and fastened every 6” o.c. Caulk above the termination bar. All flashing plies to be set in Weatherking Flashing Adhesive. c. Edge: Install 22 gauge, kynar edge metal. Edge metal flashing to comply with manufacturer details. d. Gutters: Existing to be removed and replaced with new, 24 gauge, kynar seamless gutters with K-Style design. Tie into the existing downspouts. 1) VAPA 300 & 500: Install new gutters and two downspouts on the canopy side edge. 2) Vista HS G: Instal new 24 gauge, seamless, K Style kynar gutters and 20 gauge, kynar downspouts every 40’. e. Parapet Wall: Wrap all flashing plies up and over the wall extending 2” on the exterior side. Install a new 22 gauge, kynar coping cap metal. 8. Surfacing: a. Allow the roof to cure for 28 days. b. Powerwash and clean the roof prior to coating. Ensure no moisture on the roof. c. Apply Pyramic Plus LO at 2 gal per sq. 1) Exception: VAPA 300 -- Apply Black Knight Cold at a rate of 6 gal per sq with Title 24 white gravel embedded into the coating. 9. No pitch pockets on roof. Lead flash all penetrations. Roofing contractor to supply and install all lead flashings. Install umbrella cover over all caulked clamps. Caulk umbrella. 10. All conduit to be placed on rubber walkpads. 11. Replace rusted and damaged heat stack / vent cover 12. Sleepers: Replace existing sleepers with new redwood blocking. Place on walkpads. 13. Ductwork / Metal Pans: Clean before any work. Tape the seams with structural tape. Apply Cool Sil coating at a rate of 3 gal per sq over the equipment. 14. Install new rubber expansion joint where existing. 15. Contractor to test all drains at the completion of the project. 16. Contractor responsible for lifting and re-installing equipment and electrical back in working order. 17. All drains to be sumped where possible. Drain covers and drain rings to be replaced. 18. Site specific instruction a. Vista HS 1) Furnish and add 2 layers of 2x4 around Building (3in rise and level out) 2) Furnish and install cant strip 3) Roof in parapet cap using garland base and cap 4) On back side of parapet wall install peel and stick to water proof 5) Install 5 in kynar metal strip as need to cover anything past a 8 in face of kynar drip metal 6. Install knar coping metal
