Specifications include, but are not limited to: 1. Rail Operations and Maintenance Center (OMC). All buildings and equipment on this 38-acre site are eleven years old. OMC is located at 605 South 48th Street, Phoenix, Arizona, 85034 and is currently going through an expansion of office space and shop space. The details consist of: a) Maintenance of Equipment (MOE) building is a 3-story building consists of operations and maintenance administrative offices and conference rooms, employee lounge, break room, outdoor atrium, restrooms, locker rooms, security room in the lobby, entry and waiting area. Areas to be cleaned do not include the shop floor work areas, LRV Wash Barn, LRV Service and Cleaning platform, and basement with the exception of the building windows. The buildings windows shall be cleaned as identified in Exhibit G1 and kept free of cobwebs and debris. Prefabricated Office Building adjacent to the LRV Service and Cleaning Area contains an office and restrooms. b) Maintenance of Way (MOW) building is being re-design and contains offices and one conference room, restrooms, locker rooms (double in size with expansion), break room/kitchen area, and larger shop, and an additional 4 office spaces. c) Carports, parking lots, site roadways, and yard lead bridge – these areas should be monitored and kept free of litter, graffiti and debris. d) Cleaning would be required in the office and conference areas, corridors and waiting areas, break room and employee lounge, restrooms, and entry area and lobby. Refer to Exhibit G1 for frequencies. e) Floor plans of OMC are attached in Exhibit G3.
