Specifications include, but are not limited to: The successful Proposer(s) must have the ability and the capacity to perform the following functions upon request of the Mohave County Planning & Zoning Department. The Contractor may be requested to perform all or part of the following tasks on any given Project: 2.1.1. Task 1: Participate in Pre-application Meetings for Subdivision Proposals 2.1.1.1. Participate, as requested by Mohave County, in the pre-application review and pre-application meeting with applicant. 2.1.2. Task 2: Review of Preliminary Plans (Tentative Plat): 2.1.2.1. Review of preliminary plans in accordance with the Mohave County Land Division Regulations and adopted standards. Review would include all information included on the preliminary plat, required by the Mohave County Land Division and adopted standards, and all accompanying documents. 2.1.3. Task 3: Review of Construction Details for Subdivision Improvements: 2.1.3.1. Review of construction details for required and offered subdivision improvements, on-site and off-site. Review of roadway cross-sections and design, including curb and gutter details will be based upon ASHTO standards, Mohave County requirements and sound engineering practices. Construction details to implement the findings of the drainage report will be based upon those findings, Mohave County requirements and sound engineering practices. 2.1.3.2. Review of grading plans, water & sewer systems, sewer plants, etc. may be included on a case by case basis at the discretion of Mohave County Planning & Zoning. 2.1.4. Task 4: Review of the Final Plat: 2.1.4.1. Review the Final Plat for conformance with the Mohave County Land Division Regulations, adopted standards and approved preliminary plan. Review may include engineering costs estimates based upon the Construction Details for Subdivision Improvements. Review will not include review of assurances. 2.1.5. Task 5: Site Plan Review 2.1.5.1. Review of site plans for conformance with the Mohave County Zoning Ordinance, other county ordinances, county policies, and state laws. Review may include all site plan information required by the County for commercial, industrial and multiple family projects. 2.1.6. Task 6: Review of Planned Community Plans 2.1.6.1. Review of proposals of planned communities for conformance with the Mohave County General Plan, any adopted area plan, the Mohave County Zoning Ordinance, other county ordinance and regulations, county policies, and state laws, and acceptable industry standards.
