Specifications include, but are not limited to: 1. Demolition and Clean Up: Remove all trash and construction debris from property and dispose of in an approved manner. 2. Landscaping: All landscaping is to be preserved to the extent that is practical to perform the construction tasks described herein. NOTE: Grade away from unit to allow proper water drainage. Include fill dirt as necessary. 3. Fences: Sections of the existing fence may be removed and preserved to facilitate construction. Re-install at the end of construction. 4. Approach Ramp (Rear): Install new back patio with ¾” OSB treated. New ramp must have 1/12 slope to match front approach. Install 3’ guard rails on ramp and porch perimeter. a. Length: 10’ b. Width: 20’ c. Materials: Treated exterior Plywood at decking treated frame wood structure. 5. Exterior Walls: a. Repair: as required. b. Paint: Full coverage with exterior Dunn Edwards paint or equivalent. 6. Windows: Reinstall window jam at kitchen window location. 7. Roof Structure: Replace sheathing as necessary, estimated at 8 sheets. 8. Roofing Material: Install 15# felt and 30yr dimensional shingles. Install galvanized metal flashing all valleys and penetrations. Install 1 x 2 and galvanized drip edge at OH. Owner to select shingle. NOTE: Provide Samples of “High Reflectivity and Emissivity” Shingles. Install per manufacturer recommendations. 9. Exterior Trim: Install Fascia on entire perimeter with 2x6 S1S2E. Paint: Full coverage with Exterior Dunn Edwards or equal semi-gloss paint. Contractor to provide homeowner with samples. 10. Flooring: Repair and install - match vinyl flooring after reinforced floor. Cover during work and clean professionally. Remove floor decking at master bath. Replace or reinforce water damaged joists. Install new ¾”TNG floor decking. Patch side skirting after work has been completed. Reinstall fixtures, ensure level and secure installation
