Specifications include, but are not limited to: The Choice planning effort identifies this site as being an opportunity to demonstrate inter-generational opportunities by building 8 detached affordable homes. HCD is interested in exploring this concept but is also open to other ideas for this site. The neighborhood has voiced support for owner-occupied units. The Dunbar Spring Neighborhood Association has outlined specific goals for the site (see Exhibit C). Their goal is for a minimum of seven (7) units and a maximum of twelve (12) units. Their goal is for mostly owner-occupied homes with at least 75% of the houses be affordable (80% AMI). If not all units are affordable at 80% AMI, their preference is that the remaining 25% be workforce housing (120% AMI).
