The Construction Manager at Risk (“CMAR”) will provide pre-construction management services during the design phase of the project and may serve as the General Contractor for the construction of the project. The CMAR team will be required to closely work together with all involved parties. The design and construction teams will be responsible to define, monitor, and stay within the project budget and schedule. The budget is set for this project and additional funds are not available. The CMAR for the project will ensure the team is adhering to the project schedule and will be responsible to provide repetitive cost and constructability alternatives throughout the pre-construction (phase 1) and construction (phase 2) process. The City of Surprise intends to procure a Construction Manager at Risk (CM@R) to construct the improvements described. This project will be constructed pursuant to A.R.S. 34-601 et seq. The budget is inclusive of ALL project costs including design, construction, permit fees, impact fees, Information Technology, Security etc
