This project involves redeveloping the College’s Fourth Street Campus into a comprehensive, future-focused, multipurpose educational and community-supporting facility that will serve as a central resource for workforce training, lifelong learning, and community engagement on Flagstaff’s east side. The new campus will include specialized Career and Technical Education (CTE) labs, general classrooms, collaborative learning environments, dedicated community gathering areas, and flexible-use spaces designed to adapt to evolving workforce and instructional demands. This 72,000 GSF facility will replace an aging structure built more than five decades ago and transform the site into a dynamic center of student support, workforce readiness, and public collaboration. The facility is envisioned as a central hub for student success and workforce innovation, serving learners, families, and employers while enhancing access to high-quality educational opportunities. Spaces will be designed with flexibility and future growth in mind, ensuring long-term relevance and adaptability. Sustainability, accessibility, and energy efficiency will guide all design and construction decisions. The project will also include a new public library and may provide space for the Boys & Girls Club of Northern Arizona, creating a shared environment where education, workforce development, and community resources intersect. Owner is seeking a Construction Manager at Risk (CMAR) with proven experience in ground-up construction and campus redevelopment projects in higher education environments. Firms submitting a SOQ in response to this RFQu-CMAR must demonstrate comparable project-type experience and capability using the CMAR method, or comparable capability to coordinate complex, multi-stakeholder initiatives that integrate academic, municipal, and community uses into a cohesive facility. The successful firm awarded a contract may be awarded additional work at Owner’s discretion for any modifications or renovations at the project site through the warranty period of the project.
