Specifications include, but are not limited to: a. Remove existing built up roof down to the structural deck and dispose per local requirements. b. Clean and prime steel deck as needed; repair or replace damaged or rusted/corroded deck. c. Remove and replace all existing metal flashing, including but not limited to copings, base flashing, counterflashing, roof-penetration flashing, and parapet scuppers unless noted otherwise. d. Remove existing sealant at all exterior wall control joints and provide new backer rod and sealant, contractor shall field verify all locations. e. Remove all sheet metal, wood, and PVC blocks supporting piping and replace with rubber roof pipe supports. f. Remove existing pitch pockets; provide liquid flashing at all pipe/conduit penetrations unless noted otherwise. g. Provide and install roof insulation, mechanically attached or adhered to structural deck per specifications, and cover board, adhered to roof insulation. Provide and install factory tapered crickets as required to create positive slope to drains and to eliminate ponding areas. i. Provide and install one layer of approved SBS-modified bitumen base sheet and one layer of approved SBS-modified bitumen cap sheet in a solid mopping of hot roofing asphalt. j. At all base flashings, fully adhere one ply of approved 80-mil reinforced modified bitumen base sheet in a solid mopping of hot roofing asphalt. k. Over base flashing ply, fully adhere one ply of approved 60-mil KEE thermoplastic membrane in approved low rise adhesive. l. Flood coat a 4-foot by 6-foot area around all drains, scuppers, and waterways, and 3-foot wide area around roof hatches with white, single component, polyurea with bright white granules as recommended by roofing manufacturer; coat low ponding areas if discovered.
