Specifications include, but are not limited to: Under the terms of this Agreement, Consultant will provide airport concessions consultingservices on an as-needed basis including, but not limited to, the following:A.Feasibility StudiesProvide specific, detailed analyses to support recommended uses of space to include:1. Demand specific to an airport and a specific concession concept.2. Performance by tenant category (or for specific tenants) at comparable airports.3. Anticipated financial performance of specific concession proposals, in terms oftenant sales and potential revenue to the airport.B.Market Analysis1. Make recommendations for maintaining a tenant base reflective of passengers atPhoenix Sky Harbor International Airport.2. Provide information on current airport concession industry trends, to includeperformance of specific concepts or specific concessionaires and their businessstructures and financial terms.3. Identify emerging and anticipated passenger needs and preferences in terms ofservices and specific concepts.4. Review proposed concession program and recommend changes and/or phasingplans based on comparable airport data, changes in passenger demographics,traffic patterns, construction programs changes in concepts and/or adjacencies,and/or other information as requested
