Specifications include, but are not limited to: Responsive and responsible painting contractors for unit turn painting services at multiple rental properties located at its Creekside Center housing campus in Anchorage, Alaska, in support of CIHA’s mission to provide affordable housing. 1. Fill and/or repair all holes in the walls. If surfaces are not in proper condition for painting, Contractor shall contact the CIHA to discuss change order prior to repairing, rebuilding or refinishing with work. All cuts, opening and/or damage to the building made by the Contractor in completing the project shall be properly repaired and patched to match existing in a good workmanship manner and be made at the contractor’s expense. 2. Drywall repairs to 1” diameter to include taping, floating, sanding, texturing, sealing and primer to be included in bid price. 3. Contractor shall protect adjacent surfaces from paint smears, spatters and over-spray. Cover and/or remove hardware and fixtures not being painted; uncover and/or re-install upon completion. 4. Painting around switch plates, outlet covers, cable plates, and phone jacks is not acceptable. All switch plates and outlet covers are to be removed and cleaned prior to reinstalling, Phone jacks and cable plates may be loosened and protected so that the wall may be painted underneath. Floors must be protected. All fire sprinkler heads must be taped off. 5. Contractor will move appliances, if needed, and include this in the bid price.
