Specifications include, but are not limited to: Property Management Services qualified to perform a broad range of tasks for the Authority at 813 W. Northern Lights Blvd, Anchorage AK 99503. The contractor may be required to provide services directly and/or through managed sub-contracts for: 1. OPERATIONS - Maintaining repair, management, inspections and testing of building systems to include, but not limited to: a. HVAC, elevator, plumbing, electrical; b. Building patrol and roving security; c. Building janitorial (interior and immediate exterior grounds); d. Building life safety system’s: fire panel, sprinklers, fire extinguishers, smoke detectors and halon; e. Snow and ice control of sidewalks and parking lots. f. Building interior and exterior window cleaning g. Exterior landscaping h. Interior plant maintenance i. Data telecommunications a/c maintenance; j. Back flow preventor repairs and annual inspections. 2. CAPITAL - Solicit quotes for minor and major interior projects, exterior site improvements and repairs; 3. Professional fixtures, furniture and equipment moves; 4. Professional accounting and budgeting reports
