1. Provide complete design services necessary to support The Chugiak High School Academies of Anchorage (AofA) by remodeling existing school space. The location of Chugiak High School is 16525 S. Birchwood Loop Road Chugiak, AK 99567 The Prime Consultant is the project design coordinator and document quality control authority. Prime Consultant will review and verify deliverables prior to submission to Owner. Incomplete or lacking deliverables may be rejected. Owner will review complete deliverables for compliance and acceptance. 2. Planned Project Scope of Work: a. Provide 15%, 35%, and 65% design documents. b. Consultant to provide design services fees through 35%. c. Based on the 35% design cost estimate, a fee proposal will be provided to continue though the 65% design submittal. d. Provide office space. e. Provide classroom space for students to explore career pathways and to fulfill the Portrait of a Graduate. f. Provide CTE space. g. Provide meeting and collaborative spaces for Public, Business, and Community Partners. h. Provide restrooms. i. Provide supporting infrastructure such as MEP, IT, security, fire, intrusion detection, and access control. j. All spaces for A of A will be within the existing CHS building, no additional space outside of the foot print is required. k. Exterior doors and windows may have to be modified depending on the AoA space requirements. l. 65% design is to be complete by August 4, 2026. m. Hazmat consultant to test for ACM. Lead, Mercury, PCB’s and other chemical hazardous materials.
