The scope of work for this project includes, but is not limited to, removal or demolition of existing finishes and fixtures, ceiling assemblies, special systems, HVAC and electrical systems required to access the roof trusses scheduled to receive repairs. The Contractor is to protect and retain all fixtures, assemblies and finishes to remain or to be reinstalled. The Contractor is responsible for all repairs, replacement, patching, and painting of any damaged surfaces, finishes, fixtures or furniture that are existing to remain. All installations of, whether new or existing materials, are to be installed per current federal, state and local codes and amendments. New materials provided to complete the Work are to match existing materials. The Contractor is to include all trash collection, removal and proper disposal offsite, the Owner retains the first right of refusal of all materials removed or demolished. Contractor is responsible for temporary or intermittent shutdown of all systems as needed to complete the Work. All systems effected or reinstalled to complete the Work are to be tested to ensure functional and adequate operations, such as HVAC, electrical lighting and fixtures, fire alarm and sprinkler systems, etc. The Contractor is to plan and provide necessary provisions for dust control/mitigation of central air circulation systems. HVAC systems are to be isolated to prevent the spread of dust or construction debris. Construction air filters are to be utilized during Work and replaced with new filters after Work is completed in affected suite/circulation system. Protective covers to be installed over all flat surfaces/finishes/furniture existing to remain. Contractor to provide cleaning services as areas of Work are completed at all interior surfaces (i.e. Windows/Window Coverings/Flooring/Walls/Flat Surfaces/Etc.). The Contractor is responsible for shoveling the roof and offsite disposal of snow, as needed, to complete repairs per structural notes. Coordinate all MOA and Special Inspections prior to covering Work completed, contractor is responsible for all cost(s) associated with failed inspections requiring re-inspections. During the course of completing the scope of work the building will remain partially occupied, the Contractor is to make provisions to provide, Fire Watch if fire protection system operations are interrupted, keep all traffic routes and general/ADA parking clear from materials and equipment, maintain operational building systems in all areas not under construction and make accommodations for planning with existing tenants in area where phased work will take place.
