Specifications include, but are not limited to: The Work consists of major renovations to the exterior and interior components of an existing 102-unit independent senior living building approximately 79,170 square feet that sits on a site that is approximately 42,000 square feet (300’X140’) to meet current building code, energy and accessibility requirements. The project scope includes demolition and renovation of the exterior building skin along with minor interior demolition on the 1st through 6th Floors approximately 13,195 sf per floor. Renovations include reconfiguring 3 apartment units on the 1st Floor for use as tenant support spaces, renovating 100 apartments as indicated in the plans and specifications. The contractor will be responsible for asbestos abatement, selective demolition of building components and systems to be replaced, construction and installation of interior gypsum board and masonry assemblies, mechanical, plumbing, electrical, fire protection systems, and casework as set forth in the project construction documents. The project also includes the protection of the above components indicated to remain and precautions for safety in an occupied building.
