Specifications include, but are not limited to: 1. Extent of Boiler Maintenance- The successful vendor will provide all labor and normal wear parts for the normal operation of the scheduled boilers. 2. Normal wear parts are items such as, but not limited to ignitors, flow switch, high pressure relief safety valve, flame sensor, air pressure switch and any and all gaskets needed to perform the prescribe annual maintenance. Refer to each boiler’s manufacture’s Installation and operation manual for a complete list of annual replacement parts. 3. Gas valves, burners, main controllers, low water cutoff switch, air filters, high pressure cutoff switch , blower assembles, exhaust stacks, and other such boiler components are not considered annual replacement parts and replacing these components are not considered to be part of this agreement. 4. Frequency of Service a. All work will be performed during normal business hours in off-peak season. Off-peak season is defined as the warmer months of the year (in this geographical location usually from 2nd week in April to the 1 week in October). Redundant boilers can be services during peak season. AUM reserves the right to restrict work hours during times of special events such as the start or end of the semester, week of graduation, the week of finals, week of homecoming, or other such events. AUM will provide a calendar of such event each year.
