PAINTING A) Units will be empty and void of all furniture, trash and/or other debris; B) All repairs (damages to structure, equipment, systems, etc.) will be made by Housing Authority Personnel prior to Contractor notification; C) Contractor shall patch all holes in drywall walls & ceilings and wood trim prior to painting. Patched areas shall be sanded smooth to be consistent with existing drywall finishes; D) Contractor shall take protective measures to prevent overspray of paint on surfaces including electrical fixtures and devices, door hardware, bathroom fixtures, kitchen cabinets & appliances, windows, floors and all other items not intended for paint application; E) Where applicable, Contractor shall apply stain block to prevent bleed-thru of water stains, permanent ink or crayon markers or other stain causing agents; F) Caulking shall be applied to window & door trim, base boards, counter tops and where sealing is required to provide a uniform crack-free finish; G) Contractor shall apply a minimum of two coats of paint as specified by the Authority; H) Upon completion of painting task Contractor shall remove all protective coverings, re-install electrical plates and fixtures and prepare unit for final cleaning. (Baseboard painting shall be performed after floor stripping/waxing). CLEANING I) When painting activities are complete Contractor shall begin final cleaning; J) Contractor shall clean all windows (inside and outside) and security screen installations; K) Contractor shall clean all bath fixtures including sinks, toilets, bathtubs & bath hardware; L) All kitchen cabinets and pantry shelving shall be cleaned inside and outside; M) Kitchen appliances shall be thoroughly cleaned of all dirt, grease food stains, etc.; N) Kitchen counters and stainless sinks shall be free of dust, dirt, grease, etc.; O) Return-air plenums shall be vacuumed and wiped out; P) Entry doors and screen doors shall be cleaned inside and outside; Q) Floors shall be stripped and waxed with a minimum of two (2) coats of wax; all stripper/wax products shall be approved by THA before use; R) After waxing is complete, Contractor shall paint all wood baseboards throughout unit; S) Porches (front and rear) shall be swept and, where necessary, pressure washed clean. NOTE: All painting shall be inspected and approved by THA before cleaning is started. A final inspection and acceptance of cleaning by THA shall be completed before payment is authorized.
