The café space in the Library shall be used by the operator selected for the sole purpose of operating a café and shall be used in accordance with the following specifications: A. Café Food Provided. The operator will provide Library patrons with a basic menu of varied food and drinks. Operator will ensure that only the highest quality of food is sold at the café. B. Hours of Operation; Closing Dates. The Library will allow the café to operate Monday through Thursday from 9 a.m. to 9 p.m., Friday from 9 a.m. to 6 p.m., Saturday from 10 a.m. to 6 p.m. and Sunday from 1 p.m. to 5 p.m. The café hours will be determined by the café operator with approval by the Library Director. The café will not be open on any days that the Library is closed. During special Library events or during maintenance or construction within the Library, if the Plaza area is closed to the public, then the café will not be accessible. The café operator will be notified in advance of these events. (See Exhibit A for a list of the Holidays and Plaza Closing Days for 2026.) The Library Board reserves the right to update the list of closed days as necessary for the operation of the Library. C. Access Allowed to Space. For purposes of food preparation, cleaning, etc., the operator will be allowed access to the café space between the hours of 7:30 a.m. and 9:30 p.m. Monday through Thursday, Friday between 7:30 a.m. and 6:30 p.m., Saturday between 9:00 a.m. and 6:30 p.m. and Sunday between 12:00 p.m. and 5:30 p.m. D. Rent. The café will provide monthly, in-kind catering services to the Library in lieu of rent in the amount of $600 per month or 5% of annual gross sales, less applicable state and local taxes. For the first year of the agreement, the in-kind services amount will be $600 per month. Thereafter, the annual gross sales shall be calculated on the anniversary date of the lease signing and shall be calculated based upon the annual gross sales for the immediately preceding twelve (12) month period. E. Utilities. Electricity, water and sewer will be provided by the Library at no extra charge to operator.
