Inspect and Service all systems quarterly (4 times per year) to include: Outward Appearance Freon Pressures Amperage – Compressors, Blower Motor Contactors – Compressors, Condenser Fans, Blower Motor Belts Changed (as needed) Pulley’s Condition Drain Pans Drain Lines – Blow Out and Clean or Replace Emergency Pans Capacitors (single phase) – Compressor, Condenser, Blower Indoor Coil Condition – Clean, Rusted, Condenser Coil Filters Changed (as needed) Inspect all thermostats to confirm working order (as needed) One acid cleaning per year on all outdoor units Seasonal Services Include: Winter – Change all filters and belts, check refrigerant pressures, check auxiliary heat Summer – Clean all drains, check amps on all motors, check refrigerant pressures, change all filters, change belts HVAC Maintenance & Repair
