Specifications include, but are not limited to: renovating and updating 24,148 ASF/37,979 GSF of May Hall and to construct a 1,906 ASF/2,540 GSF addition to address accessibility deficits. The work will improve resident hall amenity spaces, as well as correct current maintenance and infrastructure deficiencies. A new addition providing an ADA accessible entrance and lobby on the west side of the building will be constructed along with the addition of a new elevator providing stops at all of the floor levels and grade. The existing lobby on the east end of the building will be remodeled into student study space. Several areas in the building will be updated including the hall director’s apartment, basement restrooms and student recreation areas. Infrastructure will be upgraded throughout the building. The steam heating system and the main electrical distribution system will be replaced and a new fire suppression system will be installed and the building envelope will be tuck-pointed to repair deterioration of the building envelope. A new emergency generator for connection to May Hall and future connections to two nearby existing halls will be placed on the site in an enclosure. The enclosure will, also house a chiller required for air-conditioning of May Hall. Students will occupy the building for the Summer months and Fall Semester of 2019 until December 15, 2019. Contractor shall maintain clear exits and passageways for the students to move into, through and out of the building without any encumbrance. Extra safety precautions along with signage will be incorporated. Work shall proceed at the new addition on the West end of the building only and progress into other areas as the students vacate the premises. Contractor shall provide a Construction Schedule clearly indicating work to start and stop around the student’s schedule for Owner review and approval prior to the Start of Construction.
