Specifications include, but are not limited to: 1. Planning & Entitlement 1.1. Review and become familiar with the ground lease/tenant contracts and all Port responsibilities. 1.2. Serve as a resource in resolving any design and construction-related issues in the agreements between the Port and the tenant/developer. 2. Pre Development & Design Review 2.1. Provide written review, comment on and coordinate the Port's final approval of tenant/developer’s preliminary designs, plans and specifications, and construction documents. This task will include review, inspection and written approval of the work as it is related to design at 30%, 60% and 100% levels of completion. 2.2. Make recommendations regarding alternative approaches whenever design details appear to deviate from an approved drawing. 2.3. Review and comment on the acceptability of the developer's proposed general contractor and payment and performance bond. 2.4. Review and comment on all safety, health and environmental protection measures proposed by the contractor and make recommendations for any changes to such measures. 2.5. Review the environmental construction support work plan per the contract. 2.6. Assist the Port in preparing any necessary site logistics plans prior to the start of construction. 3. Construction 3.1. Represent the Port in communications with the general contractor. 3.2. Attend on-site meetings convened by the general contractor to review construction progress. 3.3. Ensure all safety standards, fire safety regulations and ensure all necessary permitting steps take place. 3.4. Ensure plans and specs are prepared by a duly qualified architect.
