Specifications include, but are not limited to: The contract shall provide a full UPS service and preventative maintenance annual agreement to include: The contractor shall provide 24-hour, seven days a week emergency service with a guaranteed four- hour response time. A. Factory certified engineers. a. Two (2) preventive inspections per year. Preventive maintenance shall include all tests and inspections as listed in the operations and maintenance manual for each piece of equipment listed. Full electronic diagnostic self-tests shall be performed at each visit. B. Ensure that the equipment is clean and free of loose dust, dirt, and debris. Clean enclosure with mild soap and water, lightly applied with a lint free cloth. C. Inspect and clean the air intake and exhaust plates. Verify air movement through the unit. Change the dust filter as required. D. Two battery inspections to include complete visual inspections for cracks, leaks, terminal corrosion, and excessive container bulging. Spot check torque on inner battery connections and re-torque to battery manufacturers specifications. Measure and record battery load test on all units in the system. Perform individual battery load test on all units in the system. D. Provide a detailed written report to Maintenance supervisor on each PM or service visit. E. Replace batteries once within the five-year period of contract renewals. Batteries to include three (3) year parts and labor warranty on all batteries replaced. Replacement of 2 or more batteries in a unit requires replacement of all batteries in the unit.
