Specifications include, but are not limited to: EXTERIOR DESIGN: 1. Building shall have gutters and downspouts with rain leaders designed to drain below grade and/or sidewalks. 2. All storage areas shall have fully conditioned air. 3. Exterior sign (one), provided and installed by Landlord shall be double face, natural anodized, and anchored based on site location. 4. Landlord shall provide appropriate number of signs for Disabled Parking. 5. Landlord shall provide traffic control signage, such as stop signs, throughout the site. 6. Landlord shall provide enough paved parking spaces based on the Office Space Questionaire. 7. Concrete sidewalks shall be provided to access all entrances. 8. Landlord shall provide a concrete pad for waste and recycling that is accessible and designed to handle the weight and constant moving of a roll-off dumpster. Area shall be screened with occupant approval. INTERIOR DESIGN: 1. All interior finishes shall be Class A. 2. The building shall be designed with a sprinkler, if possible during build-out, and alarm system. 3. Building shall be designed according to the Virginia Energy Conservation Code 4. Ceiling ▪ Lay-in acoustical 2’ x 2’ tiles with suspended grid, with minimum NRC of 0.65 or match existing. 5. Lighting ▪ Modern indirect 2’ x 2’ fluorescent fixtures with energy efficient lamps (T-8 or better) and electronic ballasts shall be provided or match existing. ▪ Fixtures shall be capable of producing and maintaining a uniform lighting level at working surface height throughout the space. Indirect lighting to be suspended when ceiling height allows. ▪ Dimmable ballast fluorescent or zoned lights shall be provided for conference/training areas. ▪ Emergency egress lighting as required by applicable life safety codes shall be provided throughout the entire space.
