Specifications include, but are not limited to: 1. Work on the buildings will be permitted between the hours of 8:00 am and 4:00 pm Monday through Friday. 2. Materials will be supplied at contractor’s cost with no mark-up. 3. The contractor shall Inspect each building roof, porch canopy and related roof and porch canopy flashing by walking the roof, not less than two (2) times each year, schedules beginning July and January of each year. 4. The contractor shall clean roofs of debris and collect debris for proper disposal offsite. 5. The contractor shall clean all gutters, drains and downspouts, not less than two (2) times per year and collect debris for proper disposal offsite. 6. The contractor shall inspect all roof and porch canopy flashing, caulk and fasteners and repair as needed. 7. The contractor shall check gutters, secure or replace spikes and hangers as needed. 8. The contractor shall repair or replace missing, damaged or disconnected downspouts and protective downspout covers replacing at unit cost. 9. The contractor shall check for nail pops and correct as needed. 10. The contractor shall make minor repairs that can be accomplished with caulking, roof cement, and hammer and nails during inspections. The base quote is to include roof repairs up to a 12 square foot area per roof. Areas larger than 12 sq. ft. fall outside of the contracted square footage and shall require an estimate and approval before work is commenced. 11. The contractor shall visually inspect for structural damage to building, roof and porch canopies, documenting and notifying NRHA Technical Representative of the results. 12. The contractor shall take two (2) photographs of each roof during the July inspection. Photographs shall be submitted in color on a CD or flash drive. 13. Photos shall clearly show building number in the picture. 14. An inspection route and schedule, by location, shall be submitted to the NRHA Technical Representative prior to the commencement of each semi-annual inspection cycle.
