Specifications include, but are not limited to: 1. Cost Study - At each of the following phases of design the CM at Risk shall provide a complete cost study for the project: a. Schematic b. Preliminary c. Working Drawings During the development of the Cost Study, the CM at Risk shall work closely with the A/E to understand the various aspects of the design and components of the projects. Cost Studies shall include the following: 1. Detailed Estimate – showing work items and the methodology for establishing the value for each item. All estimates shall be in an ASTM Uniformat II cost breakdown structure. 2. Contingency shall be included in the detailed estimate in two categories – Design Contingency and CM Contingency. The design contingency shall decrease commensurate with the completeness of the documents. CM Contingency shall be included in the GMP at working drawings to be administered in accordance with the CO-9CM(2) CM at Risk Contract.
