Specifications include, but are not limited to: • All repairs must follow these guidelines: o Price each item separately. o All repairs must match, to a reasonable degree, the existing, similar item(s) on the building. o This is an older building; you must have in your bid pricing contingency of unseen needs. Change orders will not be allowed unless the contractor can show, beyond any reasonable doubt, the need. • Job items to be priced: o Replace with a 90 minute steel door from the interior of the building into the garage & have it open into the garage o Remove the current alarm system o Install eleven interior doors with locks o Finish shower area with needed sheetrock and tile o Add a door to the water heater closet o Close off the ceiling of the water heater closet o Raise the water heater to 24” above the current height o Install LVT flooring throughout the interior of the building o Install stalls to the restroom o Install an ADA sink in the restroom o Replace all electrical and data cover plates o Install in the kitchen counters with a plastic laminate o Install one small three compartment sink and fixtures o Install one oven/range o Install one residential style refrigerator (freezer on top) o Install all baseboards o Paint entire interior o Install 40 gallon gas water heater
