Specifications include, but are not limited to: The interior remodel of the Maintenance Building, 7B, including upgrade to insulation and mechanical systems. Owner to provide all electrical systems as needed. A. Demolition: 1. Remove wall of existing door as indicated on the plans. 2. Remove the plenum space in the closet. 3. Remove the flue and flue cap on the roof. 4. Salvage for the Owner the HVAC unit in the closet and the condenser on the exterior of the building. 5. Remove and cap gas line at north side of the building. 6. Remove all electrical j-boxes, electrical panel, and LAN line boxes. Salvage for the Owner. 7. Remove / cut down any floor screws left behind from wall removal. A. New Construction: 1. Walls: a. Provide R-13 batt insulation in between existing exterior wood studs. b. Provide (R3.8) continuous rigid insulation over interior of studs with 5/8” type “X” gypsum board. 2. Roof: a. Provide spray foam insulation, closed cell, 3 ½” thick (R-38) on the underside of the roof deck. b. Provide interior covers to the abandoned attic vents. c. Repair hole in roof where the existing flue had penetrated the roof with like materials. 3. HVAC: a. Provide new ductless HVAC system in the lay-in ceiling. b. Provide new condenser on the existing concrete pad per plan.
