Specifications include, but are not limited to: Provide a Market Study Analysis, Economic Analysis, Real Estate Analysis and Scenario Analysis on the Roadrunner Village Development. 1.2.1 Contractor shall perform a Market Analysis of the property including but not limited to a) Residential, Retail, Institutional, and Office b) Define Opportunities, Performance of Market, Current Inventory, Anticipated Supply, Potential Segment/Product Gaps in the Market c) Establish parameters that assist in site approach and in master planning. 1.2.2 Contractor shall perform an Economic Analysis of the property including but not limited to a) Economic Assessment – local, regional, national trends b) Demographic Assessment c) Geographic Assessment d) Comparative Analysis – up to three other sites or areas for understanding of strengths, weaknesses and opportunities. 1.2.3 Contractor shall perform an Real Estate Analysis of the property including but not limited to a) Land pricing, and other relevant information b) Potential for each use category: Residential, Retail, Institutional, and Office. 1.2.4 Contractor shall perform a Scenario Analysis of the property including but not limited to a) Mix of Uses for Optimal Market Strategy b) Site Positioning / Approach c) Phasing and/or Implementation Strategy
